We do all the tenancy reference checks, bond lodgements, quarterly property inspections, maintenance management and meth testing which you’d expect from a specialist Property Management Services company but, as an independent, we also offer a lot more.
Here are a few examples of things we do differently:
- We only charge a flat fee of $150 + GST to find suitable tenants and let your property, irrespective of the value of the rent.
- We can pay landlords on a weekly, fortnightly, or monthly basis, depending on what works best for their circumstances.
- We do frequent checks to ensure rental payments have been received. If there are issues we communicate with all parties immediately to ensure prompt resolution.
- Our management fees are only 8% + GST and that includes any follow-up of overdue rent and, on the rare occasion it happens, handling any Tenancy Tribunal matters. It doesn’t matter how many follow up visits we have to do to resolve an issue – the fee remains the same.
- We have a secure online portal that enables landlords to review all documentation pertaining to their property 24/7 from anywhere in the world. They can access anything from rent payments and disbursement statements to property inspection reports, meth testing results and maintenance summaries etc.
- We don't charge any disbursement fees to handle regular outgoings such as rates and insurance. This is particularly useful to landlords who live offshore or are planning to travel.
